Wollongong City Council has adopted the Bulli Brickworks Locality Chapter and will incorporate it into the Wollongong Development Control Plan 2009.
The draft Locality Chapter was exhibited from 7 May 2011 to 20 June 2011, Council received four submissions.
Wollongong City Lord Mayor Councillor Gordon Bradbery OAM said the community exhibition of the draft Locality Chapter saw two community members, the proponent and the RTA make submissions.
“Council has considered the views of local community members, the proponent and the RTA in finalising the controls which will guide the future development of this site.” Cr Bradbery said. “The Bulli Brickworks Locality Chapter recognises the unique qualities of the Bulli site and allows for a range of housing types in a bushland setting.”
Council has also ensured that community concerns are included in the Locality Chapter. These include that cycleway / footpaths in the site are connected to the eastern side of the Princes Highway and Bulli railway station; that onsite water retention is stored and reused on the site; and that the riparian corridor is subject to works in a vegetation management plan.
The Locality Chapter also outlines the need for buildings to be set back to allow for substantial tree plantings and bushfire mitigation, and to consider the impact of the possible future extension of Memorial Drive.
The former Bulli Brickworks site was rezoned to permit residential development as part of the preparation and adoption of the Wollongong Local Environmental Plan 2009. The site is predominately zoned R3 Medium Density Residential and E3 Environmental Management. The area was rezoned to allow medium density residential housing has a maximum building height of 13 metres and a minimum lot size of 450m².
