Wollongong City Council has adopted a draft Neighbourhood Plan for land in West Dapto which could see up to 149 residential lots developed.

Council adopted the draft Neighbourhood Plan which deals with two parcels of land that from Shone Avenue and Iredell Road, West Dapto at its meeting on 24 May.

Council Administrator Mr Rob McGregor AM said the draft neighbourhood Plan falls within the Wollongong Development Control Plan 2009 – Chapter D16 West Dapto Release areas.

“This Development Control Plan came into force on 23 December last year and will help Council control future urban development in the West Dapto Release Areas,” Mr McGregor said.

“The draft Neighbourhood Plan will also provide designs that will give landholders guidelines on the level of integration with the wider West Dapto Release Area, as well as guides on road networks, pedestrian pathways and cycle networks, as well as drainage management including flood affects.”

The draft neighbourhood Plan is a preliminary to guiding the development in the specific precinct. It also is part of the Wollongong Local Environmental Plan (West Dapto) 2010 which permits urban development in two stages, allowing for some 6,676 dwellings.

The draft Neighbourhood Plan will provide guidelines on the interaction between R2 Low Density Residential and the E3 Environmental Management zoned lands. This integrated approach will allow densities of between 13 to 15 dwellings per hectare as well as minimising the land that will be used for onsite detention and associated maintenance.

The draft neighbourhood Plan will be placed on public exhibition through Council’s web site and Administration Building.
